How the job changes by surface

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

How we handle remedial sealant in Firth

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you are dealing with products that weren’t meant for the joint and repeat leaks from the same joint, we can help, on leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints alike.

A bathroom in a place like Firth gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Landlords, agents and businesses in Firth

We also work for property managers and facilities teams. Several sites can be quoted together.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Your questions about remedial sealant in Firth

Do you cover Firth for remedial sealant?

Yes. Our work covers the whole of Scotland, and Firth is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Firth?

Yes, Firth is covered. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Does remedial work come with a guarantee?

Yes. Every job comes with our 12-month guarantee.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Honest limits

A few problems are outside what sealant work can do:

  • Sealant in an older building that needs testing for asbestos first
  • Failed tanking or loose tiles behind the sealant
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Failed movement joints
  • Botched or over-sealed joints

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

What affects the cost of remedial sealant

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The number of rooms or windows
  • Which sealant suits the joint

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • Where the job is, and your postcode
  • Roughly how big the job is
  • The type of property
  • Pictures of the joints, sent by email

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Keep the room well ventilated
  • Check ceilings under showers for marks
  • Use a soft cloth, not a scourer, on silicone
  • Never fill a movement joint with mortar or grout

Keep the room ventilated: run the fan during and after showers, or open a window.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Bathrooms and kitchens in Firth

Firth is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Whether the job is in Firth itself or nearby, the right material for each joint matters as much as a neat finish. Around Firth, as everywhere, remedial sealant is only as good as the preparation behind it.

Firth is in the Shetland Islands. Jobs in Firth get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Firth is one of 63 towns and villages in the Shetland Islands we cover for remedial sealant.

Here we cover the ZE2 postcode area for remedial sealant. If you need remedial sealant at a property on Midlea, Leaside and Sandside or a nearby road, we can help. Other places close to Firth include Mossbank (1 mile north-east), Scatsta (4 miles west), Vidlin (6 miles south), Sullom (6 miles west) and Burravoe (6 miles north-east). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
