Fire rated sealant near Firth

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How we handle fire rated sealant in Firth

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We’re often asked to deal with gaps flagged on a fire risk assessment and open holes round services passing through fire walls, on linear gaps, door frames and service penetrations.

Work in a place like Firth is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

All our work comes with our one-year guarantee, wherever you are in the Shetland Islands.

What affects the quote in Firth

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • How easy the joints are to reach
  • How many areas need sealing
  • The old material and how stubborn it is

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

Photos help, but a description is a good start. Please mention:

  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • How we’d reach the joints

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

What the job involves on each surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for the gap we’re sealing.

Common problems we fix in Firth

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

The most common problems we see are:

  • Unsealed gaps around fire door frames
  • Gaps flagged on a fire risk assessment
  • Unsealed gaps where pipes and cables go through a wall
  • Holes left by a change of layout

For jobs in and around Firth, choosing the right material for each joint is as important as a tidy finish.

Questions to ask before you book

  • Whether all the old sealant comes out first
  • How much experience the applicator has
  • How the colour is chosen
  • What happens if they find a problem under the old sealant

Workplaces and buildings in Firth

For seaside hotels, guest houses and holiday lets around Firth, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

Firth questions

Do you cover Firth for fire rated sealant?

Yes, Firth is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you take on fire stopping in schools and offices?

Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Let us know the building’s hours and we’ll plan the work to suit.

Do you offer different sealant colours?

Generally, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long will you be here?

A typical job takes a few hours for a handful of gaps, and longer for a whole building, including preparation and clearing up. We will confirm how long when we quote.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Is standard sealant good enough for a fire gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use, installed to its details.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Include hidden areas like risers in routine checks
  • Flag any open gap you spot round a pipe or cable
  • Keep the record of products and locations with your fire safety documents
  • Plan fire stopping into any work that goes through walls or floors

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Honest limits

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Large holes that need a different fire-stopping system
  • Construction that doesn’t provide fire resistance on its own
  • Assessing a building’s fire safety

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work normally takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Firth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
