Remedial sealant & repairs in Tripwell, Shetland Islands
Our applicators work in Tripwell on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- A second bead peeling off the first
- Caulk or the wrong sealant used in a wet area
- Smears and lumps from a botched reseal
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Have loose fittings fixed before resealing
- Act on a lifting corner straight away
- Never seal over old silicone
- Keep the room well ventilated
Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, email us at info@mrmastic.co.uk.
Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Early action keeps it to a sealant job.
Remedial sealant in Tripwell
A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We work on botched or over-sealed joints, failed movement joints and shrunken worktop sealant, and common reasons people get in touch are repeat leaks from the same joint and sealant applied over old sealant that has lifted.
In and around a place like Tripwell, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
We stand behind the work with a one-year guarantee.

How it works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours, depending on how many layers have to come out, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Let us know about parking restrictions
- Clear the area around the work
- Try not to wet indoor joints just before the visit

Advice
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
What happens if it’s left?
Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What remedial sealant looks like in Tripwell
Tripwell is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Homes close to Whalsay Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. In and around Tripwell, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

What the job involves on each surface
Mouldy bath & shower sealant
Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out.
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.
Tripwell questions
Do you cover smaller places like Tripwell?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do remedial sealant in Tripwell?
Yes, Tripwell is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
