What we cannot put right

Before booking, it’s worth knowing the limits:

  • Loose or hollow render, which needs re-rendering
  • Cracks in the bricks or render themselves, away from the joints
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Concrete & block
  • Copings & trims
  • Render & cladding joints

External mastic for homes and businesses in Veensgarth

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. We work on façade panels, copings & trims and joints between brick and frames, and the jobs we see most are damp patches traced to an open external joint and sealant pulling away from one side of the joint.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Your job is guaranteed for a year, as with all our work.

External mastic in Veensgarth: local notes

Veensgarth is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

For an older house near a landmark such as Tingwall Kirk, older walls, gutters and the joints where extensions meet them need a flexible sealant. In and around Veensgarth, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Veensgarth is in the Shetland Islands. Whether you’re in the middle of Veensgarth or further out, we cover external mastic for every kind of property, from flats and houses to offices and hotels. Veensgarth is one of 63 places in the Shetland Islands we cover.

We work across ZE2 for external mastic and the streets around it. Streets in the area include Vallafield, Herrislea Court and Herrisdale Park, all of which we cover. If you’re just outside Veensgarth, we cover Gott (1 mile north-east), Gremista (2 miles east), Heogan (3 miles east), Lerwick (3 miles south-east) and Sound (3 miles south-east). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

A little further out are Castle Holm (2.8 miles north-west) and Gilbert Bain Hospital (3.3 miles south-east). For a walk, there’s Setter Hill and Loch of Bessigarth.

What affects the quote in Veensgarth

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Any working-time requirements on site

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

To help us quote quickly, let us know:

  • The rough size of the job
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

Surface by surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. We choose the product to suit.

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it and keep the sealant to the right depth.

Questions from Veensgarth

Do you cover smaller places like Veensgarth?

Yes. Veensgarth is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is external mastic in a coastal place like Veensgarth any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. We’ll reseal it with a flexible sealant.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

How long does the job take?

As a guide, most jobs take anything from a few hours to several days, depending on the building. Larger jobs naturally take longer.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How much does external mastic cost in Veensgarth?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, large or small.

Landlord and commercial work in Veensgarth

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

If you manage several properties in or around Veensgarth, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

How the visit works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Mention any tricky access
  • Clear items away from the joints we are working on
  • Mention any sign-in or site rules at work premises

What happens if it’s left?

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. In an older home around Veensgarth, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
