External Mastic in Grindiscol
We cover Grindiscol for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Sealant pulling away from one side of the joint
- Leaking joints around cladding and façade panels
- Old sealant gone brittle and cracked
What we are called out for in Grindiscol
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.
The problems people generally mention when they call are:
- Weathered mastic that no longer stretches
- Plants rooting in failed movement joints
- Damp patches traced to an open external joint
- Sealant pulling away from one side of the joint
If you look after a building such as Anderson High School, its movement joints, gutters and trims need looking after like any other building’s.
What your quote should include
- How the joint is cleaned and prepared
- Whether you can choose the colour
- Who does the work, and how experienced they are
- What guarantee comes with the work
External mastic in Grindiscol
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. If you have movement joints filled with mortar instead of sealant and water getting into walls through failed joints, we can help.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
We stand behind the work with a one-year guarantee.

For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.
The process
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. Around Grindiscol, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Clear items away from the joints we’re working on
- Tell us about any previous sealing or DIY attempts
- Let us know about stairs, lifts or work at height

Advice
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Subsidence or other structural problems
- Rising or penetrating damp from elsewhere in the wall
- Failed render or damaged cladding panels
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
- Concrete & block
- Joints between brick and frames
- Façade panels
What happens if it’s left?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In an older home around Grindiscol, damp from a failed joint can get into timber and plaster.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

External mastic in Grindiscol: local notes
Grindiscol is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
If you live in an older home near Bressay Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

How the job changes by surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.
Cladding and façade panels
Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.
How we quote for external mastic
Every job gets its own quote. These are the things that affect it:
- How easy the joints are to reach
- The size of the job
- Any mould that needs treating
- The old material and how stubborn it is
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
What to tell us for a quote
To make quoting easier, please include:
- How we’d reach the joints
- Photos by email, if that is easy
- The type of property
- Any previous sealing or DIY work
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.
Your questions about external mastic in Grindiscol
Do you cover smaller places like Grindiscol?
Yes. Grindiscol is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Can you do external mastic in Grindiscol?
Yes. We work across all of Scotland, and Grindiscol is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
What does external mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away and have them redone then.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Why do you put foam in the joint first?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.
