External mastic for Braehoulland homes and businesses

Questions from Braehoulland

Is external mastic in a coastal place like Braehoulland any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Is Braehoulland in your area for external mastic?

Yes, Braehoulland is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you have insurance?

Yes, we’re fully insured.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you’ll get one quote.

How do I get a quote for external mastic in Braehoulland?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

External mastic for homes and businesses in Braehoulland

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you’re dealing with weeds or debris growing in open joints and cracked joints where brick meets render or frames, we can help, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Braehoulland buildings and the weather

Braehoulland is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.

Whether the job is in Braehoulland itself or nearby, the right material for each joint matters as much as a neat finish. In and around Braehoulland, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Braehoulland is about 28 miles north-west of Lerwick, in the Shetland Islands. For external mastic in and around Braehoulland, it’s easy to get a quote: please email us at info@mrmastic.co.uk. How the visit works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It normally takes anything from a few hours to several days, depending on the building. Somewhere like Braehoulland may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Check the sealant is paintable before painting near it
  • Wash walls gently around the sealant
  • Tell anyone working on the walls about the movement joints
  • Act on the first splits you see

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Small splits are the time to act. At that stage it’s a simple cut out and reseal before water has had years to get in.

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one before sealing.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.

Landlord and commercial work in Braehoulland

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together, and access only has to be arranged once. In a place like Braehoulland, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What we can’t put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Cracking across the wall rather than at a joint
  • Loose or hollow render, which needs re-rendering
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
