About our fire rated sealant in Braehoulland

We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you have unsealed gaps where pipes and cables go through a wall and ordinary sealant used where a fire-rated product was needed, we can put it right, whatever the surface.

If you look after holiday lets, a guest house or a community building in or near Braehoulland, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Common questions in Braehoulland

Is Braehoulland within the area you cover?

Yes. Braehoulland is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

How do Scotland’s building regulations apply to fire-rated sealant in Braehoulland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can ordinary silicone be used in a fire-stopping gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use fitted to the maker’s details.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you tell me which gaps need fire stopping?

No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Do you offer different sealant colours?

In most cases you can choose. We’ll tell you which colours the right product comes in.

How long does fire rated sealant take?

That depends on the amount of work, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

For landlords and businesses

For anyone letting property in or around Braehoulland, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What we can’t put right

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Deciding what fire stopping a building needs
  • Large holes that need a different fire-stopping system
  • Walls or floors that weren’t built to resist fire

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Service penetrations
  • Flats & HMOs

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Store the list of sealed gaps with your building paperwork
  • Take photos of fire stopping before ceilings or boxing go back
  • Ask every contractor to reseal any fire stopping they disturb
  • Include fire stopping when you schedule refits

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Different surfaces, different methods

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for the gap we are sealing.

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment.

Common problems we fix in Braehoulland

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.

The problems people usually mention when they call include:

  • Sealant items on a fire risk assessment action list
  • Door frames with gaps between frame and wall
  • Fire seals that have cracked with movement
  • Gaps left after a refit or conversion

For jobs in and around Braehoulland, choosing the right material for each joint is as important as a tidy finish.

What your quote should include

  • Whether you can choose the colour
  • How the joint is cleaned and prepared
  • Who turns up on the day
  • Whether VAT is included

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. Around Braehoulland, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we’re working on
