New build mastic for homes and businesses in Sandwick

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. Common call-outs are for smeared, uneven beads picked up at snagging and sealant applied over dusty or wet surfaces, across kitchens, windows & doors and skirting & floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Do you need new build mastic in Sandwick?

When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracks appear in the sealant.

Look out for these signs:

  • Plot mastic for developers ahead of handover
  • Worktop and upstand sealant coming away
  • Leaking shower tray seals in a new home
  • Sealant that never bonded to the surface

For jobs in and around Sandwick, choosing the right material for each joint is as important as a tidy finish.

10 questions to ask before you book

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Cracked trays, tiles or worktops
  • Your warranty claim itself, which is between you and the builder
  • Leaking fittings rather than failed sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Questions from Sandwick

Do you cover smaller places like Sandwick?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on new build mastic in Sandwick?

All our work, in Sandwick and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

When is the sealant fully cured?

Cure times vary by product. We tell you how long to leave it before we go.

Where are you based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you do plot mastic on a new development?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Can I send you my snagging list?

Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

How the job changes by surface

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out and baths are filled before sealing.

Landlords, agents and businesses in Sandwick

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What affects the quote in Sandwick

The price is agreed before any work begins. It takes into account:

  • Working hours on commercial sites
  • The type of sealant required
  • How many areas need sealing
  • The size of the job

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

When you call or email, it’s useful to know:

  • What’s wrong with the joints now
  • The rough size of the job
  • Where the property is
  • The type of property

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. Most jobs take a few hours for most snagging lists, longer for a run of plots. Outdoor work around Sandwick depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

How to prepare

  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises

Advice

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

New homes and floors in Sandwick

Sandwick is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Around Sandwick, as everywhere, new build mastic is only as good as the preparation behind it.

Sandwick is in the Shetland Islands. Jobs in Sandwick get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 63 towns and villages across the Shetland Islands.
