Floor joint sealing for homes and businesses in Toogs

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out. Typical jobs include failed seals where bathroom floors meet baths and panels and gaps at thresholds between rooms, on concrete floor joints, wet room & bathroom floors and commercial floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Every job is covered by a one-year guarantee, wherever you are in the Shetland Islands.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we are called out for in Toogs

A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack.

If you can see any of these, it’s time to have the joints looked at:

  • Concrete floor joints that have broken down
  • Gaps opening between the floor and skirting
  • Dirt and water collecting in open floor joints
  • Skirting caulk that keeps splitting

In and around Toogs, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • Who turns up on the day
  • Are they insured?
  • When the joint can take water or movement
  • What guarantee comes with the work

Common questions in Toogs

What guarantee comes with floor joint sealing in Toogs?

All our work, in Toogs and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Toogs?

Yes. Toogs is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

How long will you be here?

Most jobs take a few hours, depending on the length of joint. Your quote will say how long we expect yours to take.

Do you seal warehouse floor joints?

Yes, from warehouses and units to offices and shops. We can plan around your opening times with out-of-hours work where needed.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

My floor grout keeps cracking in a line. Can you help?

In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Do you use a paintable sealant?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone won’t take paint, so it’s kept for wet areas and unpainted joints.

What floor joint sealing looks like in Toogs

Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you look after a church, hall or community building such as Burra Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Get cracks along tile grout lines looked at early
  • Do not paint over silicone
  • Mark off resealed joints in warehouses
  • Avoid sloshing water against skirting

Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

What affects the quote in Toogs

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • How we’d reach the joints

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a morning or an afternoon for most homes. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

What happens if it’s left?

Dirt builds up in open joints and makes the floor look worn. A neat sealed joint is easier to clean and look tidier. Around Toogs, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What you get with us
