New build mastic in Toogs

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference, because that’s what rushed new-build sealant normally lacks. We work on windows & doors, skirting & floors and bathrooms & en suites, and the jobs we see most are cracks appearing as a new home settles and beads laid onto grit and dust from the build.

Work in a place like Toogs is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Why act early in Toogs

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What the job involves on each surface

Plot handovers

Taking time over preparation reduces return visits. Dust from the build is removed first and primer used where needed.

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on the amount of work. For a place like Toogs, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

Preparing for the visit

Advice

Toogs questions

Is Toogs in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Toogs is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do you cover smaller places like Toogs?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Who should fix failed sealant in a new build?

Start with your builder while their snagging or warranty period runs. After that, or if their repair keeps failing, we can do it with our 12-month guarantee.

What does new build mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Why has my new-build shower seal failed already?

Cracking in the first couple of years is common as timber and plaster dry out. Rushed application on dusty surfaces makes it worse.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

What affects the quote in Toogs

Every job gets its own quote. These are the things that affect it:

  • Any working-time requirements on site
  • Whether the work is at height
  • The type of sealant required
  • Whether there’s mould to deal with

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Whether it’s a home or a business
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Your warranty claim itself, which is between you and the builder
  • Damaged fittings that need replacing
  • Leaking fittings rather than failed sealant

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Common problems we fix in Toogs

Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.

Most people get in touch when they notice something like this:

  • Joints pulling apart as timber shrinks
  • Sealant work across a run of new homes
  • Sealant applied over dusty or wet surfaces
  • Frame joints opening as the plaster dries

Whether the job is in Toogs itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • How long to leave it before use
  • What happens if they find a problem under the old sealant
  • How the colour is chosen
  • How much experience the applicator has
