How we handle bathroom resealing in Toogs

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with shrunken sealant along the back of a worktop and water escaping at the shower enclosure, we can put it right.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Why deal with it now?

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Aftercare tips

To keep the joints looking good and working properly:

  • Give the silicone its full cure time
  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Bathrooms and kitchens in Toogs

Toogs is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Burra Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Toogs questions

Do you cover smaller places like Toogs?

Yes, Toogs is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on bathroom resealing in Toogs?

All our work, in Toogs and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you have insurance?

Yes, we’re fully insured.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included. Around Toogs, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, usually around 24 hours.

How to prepare

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

  • Any mould that needs treating
  • The old material and how stubborn it is
  • The number of rooms or windows
  • Any working-time requirements on site

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

What to tell us when you ask for a quote:

  • Where the property is
  • The problem you’ve noticed

  • Pictures of the joints, sent by email

What we’re called out for in Toogs

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Signs it’s time to call us include:

  • Smears of silicone across the tiles
  • Water getting behind the bath panel
  • Failed sealant on the screen profile
  • Mouldy sealant that has gone black

Around Toogs, as everywhere, bathroom resealing is only as good as the preparation behind it.

Our hiring checklist

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
