Fire rated sealant in Toogs
Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. Common call-outs are for old fire sealant that has split or come away and open joints along the top of partitions, across pipe & cable gaps, door frames and flats & HMOs.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
All our work comes with a one-year guarantee.

What the job involves on each surface
Masonry and concrete
Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing.
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Leave it or put it right?
Paying for fire stopping that has to be redone is a false economy. If the details weren’t followed, the seal may need redoing once someone inspects it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before any work starts.

What happens on the day
The work is kept neat and contained to the area we are working on. Expect the work to take anything from a few hours to several days, depending on how many gaps there are, and we tell you how long to leave it before we go. Outside jobs in Toogs need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

Questions from Toogs
Do Scottish building rules affect fire-rated sealant work in Toogs?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is Toogs in your area for fire rated sealant?
Yes. Our work covers the whole of Scotland, and Toogs is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Will you assess my building’s fire safety?
No. That’s for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.
Are you insured?
Yes. We are fully insured for domestic and commercial work.
What fire rated sealant looks like in Toogs
If you run a hotel, guest house or holiday let in a coastal place like Toogs, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Island jobs need planning around ferries and the weather, so the more notice, the better.
For buildings such as Burra Parish Church, service openings in its walls need the right fire-rated sealant, as in any building. Around Toogs, as everywhere, fire rated sealant is only as good as the preparation behind it.
Toogs is in the Shetland Islands. Jobs in Toogs get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across the Shetland Islands, we cover 63 places, and Toogs is one of them.

When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- Construction that doesn’t provide fire resistance on its own
- Fire risk assessments, which need a qualified assessor
- Big openings where sealant alone is not the tested solution
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What affects the quote in Toogs
We quote each job individually. This is what makes a difference:
- The size of the job
- Mould in or behind the old joints
- The old material and how stubborn it is
- Any working-time requirements on site
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Helping us quote
What to tell us when you ask for a quote:
- Where the job is, and your postcode
- Whether it’s a home or a business
- The rough size of the job
- If someone has resealed it before
