Sand mastic near Vassa

About our sand mastic in Vassa

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We are often asked to deal with mastic worn away on windows facing the weather and draughty sash windows at the surround, across tenement windows, timber door frames and stone surrounds.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How we quote for sand mastic

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • The number and length of the joints
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • The type of property
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • The rough size of the job

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several and we leave things clean and tidy. Somewhere like Vassa may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work

Sand mastic in Vassa: local notes

Vassa is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Vassa, as everywhere, sand mastic is only as good as the preparation behind it. Whether the job is in Vassa itself or nearby, the right material for each joint matters as much as a neat finish.

Vassa is in the Shetland Islands. Anywhere in ZE2, we cover sand mastic for homes and businesses. Our the Shetland Islands coverage runs to 63 places, Vassa among them.

Jobs for sand mastic in ZE2 is quoted and booked the same way as anywhere else. Larger places within reach include Lerwick (7 miles south), Sound (8 miles south), Scalloway (9 miles south-west) and Brae (11 miles north-west). Leave it or put it right?

Draughts round a sash window are not always the sashes. Open mastic joints round the box can let air in, and renewing the mastic closes them. In a place like Vassa, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Broken panes

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Stone surrounds
  • Tenement windows
  • Timber door frames
  • Sash and case windows
  • Brick reveals
  • Period & listed homes

How the job changes by surface

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Sash and case windows

The mastic round a sash window is on show so we finish it carefully.
