Sand mastic in Tripwell
Sand mastic does not last for ever, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We are often asked to deal with gaps where the frame meets the masonry and draughty sash windows at the surround, on tenement windows, brick reveals and sash and case windows.
In and around a place like Tripwell, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
A 12-month guarantee comes as standard.

Quotes for sand mastic in Tripwell
The price is agreed before any work begins. It takes into account:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Access and height
- Mould in or behind the old joints
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Frames and glazing around Tripwell
Tripwell is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Around Tripwell, as everywhere, sand mastic is only as good as the preparation behind it. Homes close to Whalsay Parish Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Period and listed homes
A traditional finish suits a period property.
Tenement and terrace windows
In shared buildings, the windows may be part of a wider repair so it’s worth checking responsibilities.
Keeping the joints in good condition
So the new joints stay in good condition:
- Clear gutters so water does not pour onto the windows
- Take care around the mastic when scraping paint
- Look over the window mastic once a year
- Find out about consent before window work on a listed home
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
An open joint round the box lets weather through. Left, the gap tends to get bigger.
FAQs for Tripwell
Is Tripwell within the area you cover?
Yes. Tripwell is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Tripwell for sand mastic?
Yes. Our work covers the whole of Scotland, and Tripwell is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Can you replace silicone on a period window with sand mastic?
In most cases. We remove the silicone and clean the joint, then point it with sand mastic.
Can new sealant go over the old?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Advice
More services for Tripwell
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
