Sand mastic in Brough

Sand mastic for homes and businesses in Brough

Sand mastic doesn’t last for ever and gaps open up round the frame. Renewing it closes the gap and tidies the surround. We’re often asked to deal with draughts and rain around sash boxes and old sand mastic that has cracked, crumbled or fallen out, across stone surrounds, tenement windows and period & listed homes.

In and around a place like Brough, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Applicator reaching up to seal an external door frame on a sunny day

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises

Advice

Questions from Brough

Does living near the coast affect sand mastic in Brough?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Will you come out to Brough?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is sand mastic better than silicone for my windows?

Sand mastic normally suits period timber windows best. Modern frames normally suit a flexible sealant.

What information do you need?

A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Can I paint the new mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Sashes that rattle, stick or won’t open
  • Masonry that needs repairing
  • Whether work needs listed building consent

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Period & listed homes
  • Timber door frames
  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Brick reveals

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Avoid heavy scraping on the mastic joint
  • Ask the planning authority about consent for listed or conservation-area homes
  • Look over the window mastic once a year
  • Leave the new mastic unpainted

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Why act early in Brough

New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit usually makes better use of the time than several visits. We’ll give you a clear quote for the lot.

What sand mastic looks like in Brough

Brough is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

If you live in an older home near Whalsay Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
