Sand mastic in Hamister
A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic is the traditional choice and we can swap the silicone for it. We work on period & listed homes, brick reveals and tenement windows, and people most often call us about crumbling sand mastic round a window and old cement repairs round a window that have failed.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Each job carries a 12-month guarantee.

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Go gently near the mastic when preparing windows
- Ask the planning authority about consent for listed or conservation-area homes
- Do not run silicone over sand mastic
- Don’t paint over the new mastic
Leave the new mastic unpainted, as traditional guidance advises. Ask us before any decorating around it.
Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.
When it isn’t the sealant
Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:
- Decayed frames that need repair
- Broken panes
- Damaged stone surrounds
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Why deal with it now?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. Around Hamister, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

How it works
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- Large voids are packed out first, so the mastic isn’t too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

Yes, Hamister is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Is consent needed for window work on a listed home?
Checking first is sensible. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.
How long does sand mastic take?
As a guide, most jobs take a few hours for a single window, longer for several. Larger jobs naturally take longer, and we will tell you how long to expect.
Is it possible to paint over sand mastic?
Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.
What information do you need?
Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.
Hamister homes and the weather
Hamister is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.
For jobs in and around Hamister, choosing the right material for each joint is as important as a tidy finish. Around Hamister, as everywhere, sand mastic is only as good as the preparation behind it.
