Sand mastic in Symbister

Sand mastic for homes and businesses in Symbister

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice, and we can replace one with the other. We work on period & listed homes, tenement windows and stone surrounds, and the jobs we see most are modern sealant on a period surround and patchy fillers round a sash window.

Mastic can only go onto a dry joint, so outside work in Symbister depends on the weather. Let us know about access to every frame, including any upstairs.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How the job changes by surface

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

Brick reveals

Brick reveals round timber windows are often pointed with sand mastic. It gives a traditional finish.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Crumbling stone or brickwork round the window
  • Sashes that need overhauling
  • Broken panes

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Symbister: your questions answered

Does the coastal weather in Symbister affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Symbister?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Should I check with the council before work on a listed or conservation-area home?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

How long does the job take?

Most jobs take a few hours per window, depending on the condition of the joints, including the preparation. Your quote will say how long we expect yours to take.

How do I get a quote for sand mastic in Symbister?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Why deal with it now?

Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

How to look after the new joints

To keep the joints looking good and working properly:

  • Check with your local planning authority if your home is listed
  • Renew mastic before redecorating the windows
  • Clear gutters so water does not pour onto the windows
  • Go gently near the mastic when preparing windows

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sand mastic in Symbister: local notes

Symbister is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

In and around Symbister, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Whether the job is in Symbister itself or nearby, the right material for each joint matters as much as a neat finish.

Symbister is in the Shetland Islands. Jobs in Symbister get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our the Shetland Islands coverage runs to 63 places, and Symbister is one of them.

Postcode districts we cover here for sand mastic: ZE2. If you need sand mastic at a property on Rocky Road, Saeter and North Gardentown or a nearby road, our applicators can take on the job. We also cover the places around Symbister: Sandwick (1 mile south-west), Clate (1 mile south), Hamister (1 mile north), Huxter (1 mile east) and Tripwell (1 mile north-east). Further out, we also cover Lerwick (14 miles south), Sound (15 miles south) and Brae (12 miles west). If you are somewhere remote, the job takes a little more planning.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours per window, depending on the condition of the joints, depending on the amount of work. Somewhere like Symbister may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height
