Sand mastic near Vidlin

Sand mastic in Vidlin

We work across Vidlin renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. Typical jobs include silicone on a period window that looks wrong and failed mastic on an exposed elevation, on sash and case windows, tenement windows and brick reveals.

In and around a place like Vidlin, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Our work is backed for twelve months.

How we quote for sand mastic

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

When you contact us, it’s useful to know:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.

Landlords, agents and businesses in Vidlin

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Questions from Vidlin

Will you come out to Vidlin?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Vidlin affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

How much does sand mastic cost in Vidlin?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

How long does the job take?

That depends on how much there is to do, but most jobs take a few hours per window, depending on the condition of the joints. We’ll give you a better idea when we quote.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Vidlin depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Avoid patching sand mastic with silicone
  • Check with your local planning authority if your home is listed
  • Renew mastic before redecorating the windows
  • Get any rot dealt with first

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

Sand mastic in Vidlin: local notes

Vidlin is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

In and around Vidlin, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Whether the job is in Vidlin itself or nearby, the right material for each joint matters as much as a neat finish.

Vidlin is in the Shetland Islands. Our applicators cover sand mastic for householders, landlords and businesses in Vidlin and nearby, as part of our work across the Shetland Islands. We cover 63 towns and villages across the Shetland Islands.

Work in ZE2 works the same way as everywhere else we cover. Leave it or put it right?

Not every filler suits an old window surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. In an older home around Vidlin, damp from a failed joint can get into timber and plaster.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
