Common questions in Voe

Do you cover Voe for sand mastic?

Yes. We work across all of Scotland, and Voe is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Does living near the coast affect sand mastic in Voe?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you guarantee sand mastic work?

You get our one-year guarantee to all our work.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How we handle sand mastic in Voe

We work across Voe renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. If you have gaps where the frame meets the masonry and wind and rain getting in round a sash window, we can put it right, on brick reveals, tenement windows and stone surrounds alike.

In and around a place like Voe, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What affects the quote in Voe

Some jobs are bigger than they look, and some smaller. The main factors:

  • The product the joint needs
  • When we can work, for business premises
  • Access and height
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we’ll come back to you with a quote.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How the visit works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours for a single window, longer for several in most cases. Outside jobs in Voe need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know about parking restrictions
  • Clear the area around the work

Advice

Frames and glazing around Voe

Voe is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.

For an older house near a landmark such as Voe Kirk, the joint between an old wall and a newer frame is usually the first place rain gets in. In and around Voe, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Voe is in the Shetland Islands. Voe gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our the Shetland Islands coverage runs to 63 places, Voe among them.

Work in ZE2 works the same way as everywhere else we cover. If you need sand mastic at a property on Norderhoull, Isles Road and Mulla or anywhere close by, our applicators can take on the job. Nearby, we also carry out sand mastic in Brae (4 miles north-west), Dury (4 miles south-east), Vidlin (4 miles east), Scatsta (5 miles north) and Sullom (6 miles north-west). Further out, we also cover Lerwick (15 miles south), Sound (15 miles south) and Scalloway (15 miles south). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Do not paint over the new mastic
  • Ask a joiner to look at soft timber first
  • Avoid heavy scraping on the mastic joint
  • Keep sills and gutters clear so water drains away

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber, which can lead to rot.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Broken panes
  • Sashes that need overhauling
  • Masonry that needs repairing

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Brick reveals
  • Stone surrounds
  • Tenement windows
  • Sash and case windows
  • Timber door frames
  • Period & listed homes

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Around Voe, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Landlords, agents and businesses in Voe

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
