- Gaps between timber frames and stone or brick
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Sash cords, weights and draught-proofing of the sashes
- Whether work needs listed building consent

Sand mastic in Urafirth, done properly
We work across Urafirth renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. We work on tenement windows, period & listed homes and stone surrounds, and the jobs we see most are draughts and rain around sash boxes and modern sealant on a period surround.
Mastic can only go onto a dry joint, so outside work in Urafirth depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Urafirth: your questions answered
Can you do sand mastic in Urafirth?
Yes. Our work covers the whole of Scotland, and Urafirth is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Is Urafirth within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Can new sealant go over the old?
No. We remove every bit of old sealant first.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
How long does sand mastic take to harden?
Not straight away. The skin forms first, and the full set comes later, and we will tell you what to expect.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
What else we do in Urafirth
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Do you need sand mastic in Urafirth?
Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows.
These are the problems we’re asked about most:
- Failed mastic on an exposed elevation
- Modern sealant on a period surround
- Mastic that needs renewing before redecorating
- Gaps where the frame meets the masonry
In and around Urafirth, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- What the quote includes, VAT included or not
- What preparation is included
- How the colour is chosen
- When the joint can take water or movement
Leave it or put it right?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. In a place like Urafirth, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What you get with us
- Tidy, careful work
- Full insurance on every job
- Old sealant always removed completely
- ARBOMaster approved applicator
What we do, step by step
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Outdoor work around Urafirth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Before we arrive
- On commercial sites, let us know about site rules
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit

Different surfaces, different methods
Brick reveals
Gaps between frame and brick let in rain and draughts. New mastic seals the gap.
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.
What sand mastic looks like in Urafirth
Urafirth is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For jobs in and around Urafirth, choosing the right material for each joint is as important as a tidy finish.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Go gently near the mastic when preparing windows
- Check the mastic when you check the paintwork
- Make sure water runs off the sill
- Renew mastic before redecorating the windows
Do not touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.
