How we handle bathroom resealing in Urafirth

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have leaking joints on a shower screen and splits where the tray meets the wall, we can put it right.

In and around a place like Urafirth, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Urafirth and across the Shetland Islands. We can quote a run of properties together.

For anyone letting property in or around Urafirth, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. Somewhere like Urafirth may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Bathroom resealing around Urafirth

Urafirth is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Around Urafirth, as everywhere, bathroom resealing is only as good as the preparation behind it.

Urafirth is in the Shetland Islands. Jobs in Urafirth get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Urafirth is one of 63 places in the Shetland Islands where we work.

Quotes for bathroom resealing in Urafirth

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • Access and height
  • Any working-time requirements on site
  • Any mould that needs treating

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • The rough size of the job
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Never pick at the silicone with a blade
  • Open a window or run the fan so the room dries
  • Give the silicone its full cure time
  • Check the joints every few months for splits or lifting

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

When to call us in Urafirth

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Most people get in touch after spotting one of these:

  • Smears of silicone across the tiles
  • Splits where the tray meets the wall
  • Shrunken sealant along the back of a worktop
  • Two layers of silicone, both failing

For jobs in and around Urafirth, choosing the right material for each joint is as important as a tidy finish.
