Common problems we fix in Braehoulland

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Common reasons people contact us are:

  • Water getting behind the bath panel
  • Sealant that has split, shrunk or peeled away
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes

For jobs in and around Braehoulland, choosing the right material for each joint is as important as a tidy finish.

How we handle bathroom resealing in Braehoulland

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Braehoulland. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. Common call-outs are for water getting behind the kitchen upstand and water escaping at the shower enclosure, across sinks & splashbacks, kitchen worktops & upstands and baths.

Bathrooms in smaller places like Braehoulland work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee in Braehoulland and across the Shetland Islands.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Damage behind the tiles that needs a tiler
  • A tray that rocks until it’s re-bedded
  • Water coming from the plumbing rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Quotes for bathroom resealing in Braehoulland

Call for a quick quote. What matters most is:

  • The size of the job
  • How many areas need sealing
  • Mould in or behind the old joints
  • Access and height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Photos by email are helpful but not essential. Please mention:

  • What’s wrong with the joints now

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Bathrooms and kitchens in Braehoulland

Braehoulland is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. Outside jobs in Braehoulland need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Advice

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Keep the fan on for a while after bathing
  • Keep bottles off the sealant line
  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.

FAQs for Braehoulland

Is bathroom resealing in Braehoulland guaranteed?

All our work, in Braehoulland and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Braehoulland within the area you cover?

Yes. Braehoulland is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Can I choose the colour of the sealant?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
