Clate Bathroom Resealing
Professional bathroom resealing in and around Clate, with every bit of old sealant taken out first.
- A reseal done over the top of the old bead
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
What happens if it’s left?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Bathroom resealing in Clate, done properly
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We are often asked to deal with leaks into the floor or ceiling below and gaps between the worktop and the wall, on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.
For a place like Clate, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Every job is covered by a 12-month guarantee.

The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Preparing for the visit
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height

Clate questions
Is there a guarantee on bathroom resealing in Clate?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is Clate in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Clate is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
How long does a bath or shower reseal take?
It takes two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
What colours of sealant can you use?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Keep scourers and sharp tools away from the bead
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
- Clean with a mild bathroom cleaner and a soft cloth
Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- Which sealant suits the joint
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
- How much there is to do
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
When you call or email, it’s useful to know:
- The rough size of the job
- What’s wrong with the joints now
- Whether it has been sealed before
- The type of property
If you’re in Clate and need bathroom resealing, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before we start.
Do you need bathroom resealing in Clate?
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
The most common problems we see are:
- A bead that has pulled away from the tiles
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
- Damp behind the bath or under the tray
Around Clate, as everywhere, bathroom resealing is only as good as the preparation behind it.
What your quote should include
- What preparation is included
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
- Who does the work, and how experienced they are
What bathroom resealing looks like in Clate
Clate is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For jobs in and around Clate, choosing the right material for each joint is as important as a tidy finish.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
