Signs you need fire rated sealant in Clate
A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.
The problems people generally mention when they call are:
- Fire stopping disturbed by later work
- Open gaps behind door architraves
- Joints picked up in a fire-stopping survey
- Open holes round services passing through fire walls
For jobs in and around Clate, choosing the right material for each joint is as important as a tidy finish.
What to look for in a quote
- Are they insured?
- How the joint is cleaned and prepared
- Whether all the old sealant comes out first
- Whether VAT is included
About our fire rated sealant in Clate
We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. We work on plasterboard & masonry, door frames and pipe & cable gaps, and common reasons people get in touch are fire seals that have cracked with movement and holes left by a change of layout.
If you look after holiday lets, a guest house or a community building in or near Clate, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Include fire stopping when you schedule refits
- Tell trades working in the building that fire seals must be put back
- Ask which product was used before you paint
- Include hidden areas like risers in routine checks
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Commercial buildings in Clate
For seaside hotels, guest houses and holiday lets around Clate, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Island jobs need planning around ferries and the weather, so the more notice, the better.
Around Clate, as everywhere, fire rated sealant is only as good as the preparation behind it.
Clate is about 13 miles north of Lerwick, in the Shetland Islands. Clate gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 63 towns and villages across the Shetland Islands, from the larger towns to small villages.

We also work in nearby towns such as Lerwick (13 miles south), Sound (14 miles south) and Brae (12 miles west). What affects the quote in Clate
The price is agreed before any work begins. It takes into account:
- Which sealant suits the joint
- The size of the job
- Any mould that needs treating
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Asking for a quote
Before you ask for a quote, have a think about:
- What’s wrong with the joints now
- Roughly how big the job is
- Photos by email, if that’s easy
- The address or postcode of the job
Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job.
Surface by surface
Service penetrations
New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
What we cannot put right
A few problems are outside what sealant work can do:
- Problems with the door itself rather than the gap around the frame
- Big openings where sealant alone is not the tested solution
- Fire risk assessments, which need a qualified assessor
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Common questions in Clate
Will you come out to Clate?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you tell me which gaps need fire stopping?
No, assessment isn’t something we do. When your assessor or designer has set out what’s needed, we can quote for the fire-rated sealant items.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
