Window mastic in Grindiscol

Why it’s worth doing now in Grindiscol

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Why Grindiscol customers choose us

  • We leave the area clean and tidy
  • Old sealant always removed completely
  • Approved under the ARBOMaster scheme
  • Arbo and Everbuild products

Window mastic in Grindiscol, done properly

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you have gaps where the sill meets the wall and damp patches on the reveal after heavy rain, we can help, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, you get the same 12-month guarantee.

Questions from Grindiscol

Will you come out to Grindiscol?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Does living near the coast affect window mastic in Grindiscol?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can I paint over the new sealant?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Mention any painting plans before we start.

Can you get sealant to suit coloured frames?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will use the nearest match.

What does window mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Keep timber frames painted
  • Keep jet washers away from the mastic
  • Don’t use solvent cleaners on the joint
  • Check the mastic once a year

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Do you need window mastic in Grindiscol?

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. That’s what backing rod is for.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps where the sill meets the wall
  • A bead that doesn’t match the frame
  • Untidy mastic left by window fitters
  • Hard, cracked sealant around windows

Schools such as Anderson High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • What guarantee comes with the work
  • What the cure time is
  • Whether you can choose the colour
  • What insurance they hold

Grindiscol homes and the weather

Grindiscol is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on the mastic around window and door frames.

Homes close to Bressay Kirk include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How we quote for window mastic

We don’t publish a price list. The quote depends on:

  • The number of rooms or windows
  • Any mould that needs treating
  • The amount of work
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • What’s wrong with the joints now

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

Different surfaces, different methods

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

How it works

We keep the work tidy and contained to the area we’re working on. The job generally takes a few hours for a few frames, or a day or more for a whole house, and we tell you how long to leave it before we go. Somewhere like Grindiscol may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Clear the area around the work
  • Tell us about any water getting in
  • Mention if the joints have been sealed before
