Trusted window mastic in Clate

Leave it or put it right?

The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Wait for damp to appear and there may be plaster and decorating to sort out too. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Window mastic for homes and businesses in Clate

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before we start. Just send an email to info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. We work on uPVC windows, window sills and composite doors, and the jobs we see most are cracked sealant at the sill ends and gaps between the frame and the inside reveal.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, it’s backed by our one-year guarantee.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Clate may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Advice

Clate homes and the weather

Clate is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

In and around Clate, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Clate is about 13 miles north of Lerwick, in the Shetland Islands. We provide window mastic to homes and businesses in Clate and nearby. We cover 63 towns and villages across the Shetland Islands, from the larger towns to small villages.

Here we cover the ZE2 postcode area for window mastic. Streets in the area include Rocky Road and Harlsdale. If you are just outside Clate, we cover Sandwick (1 mile north), Symbister (1 mile north), Hamister (1 mile north), Huxter (1 mile east) and Tripwell (2 miles north-east). Within a short drive, we also cover Lerwick (13 miles south), Sound (14 miles south) and Brae (12 miles west). For island and remote addresses, the job takes a little more planning, so let us know when you get in touch.

What we can’t put right

It helps to know what we cannot do too:

  • Condensation trapped between the panes
  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that won’t close properly

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Avoid harsh chemicals near the mastic
  • Keep timber frames painted
  • Use gentle cleaners on frames and sealant
  • Avoid blasting the frames with a pressure washer

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Common problems we fix in Clate

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

The most common problems we see are:

  • Black, perished sealant on frames
  • Mastic that has split away from the wall
  • Rushed sealant from a window installation
  • Rain getting in at the frame or under the sill

For jobs in and around Clate, choosing the right material for each joint is as important as a tidy finish.

FAQs for Clate

Is Clate within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Does the coastal weather in Clate affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Does the work come with a guarantee?

Yes. Every job comes with our one-year guarantee, and we’re fully insured.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Different surfaces, different methods

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. Neutral-cure sealant is the safe choice.
