Floor joint sealing in Sandwick

Floor joint sealing in Sandwick, done properly

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you are dealing with cracked caulk along skirting in bathrooms and kitchens and worn sealant at door thresholds, we can put it right, whatever the surface.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

New homes and floors in Sandwick

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

In and around Sandwick, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Sandwick is about 14 miles north of Lerwick, in the Shetland Islands. Whether you are in the middle of Sandwick or further out, we cover floor joint sealing for every kind of property, from flats and houses to offices and hotels. 63 places in the Shetland Islands are on our list.

Work in ZE2 works the same way as everywhere else we cover. That includes homes and businesses on Rocky Road, Saeter and Harlsdale and the roads around them. If you are just outside Sandwick, we cover Clate (1 mile south), Symbister (1 mile north-east), Hamister (1 mile north), Huxter (1 mile east) and Tripwell (2 miles north-east). Within a short drive, we also cover Lerwick (14 miles south), Sound (14 miles south) and Brae (12 miles west). Remote and island addresses need a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

Landlords, agents and businesses in Sandwick

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

Housing providers, facilities teams and property managers book us too in Sandwick and across the Shetland Islands. Several sites can be quoted together, and we are fully insured.

Why act early in Sandwick

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor, so the joint stays closed. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • A sealant colour to suit the surroundings
  • 4.9 on Google from 180+ five-star reviews
  • You choose the colour before work begins
  • White, clear, grey or coloured to suit, where the product allows

Surface by surface

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. It’s resealed with a sanitary silicone, and we will tell you if the leak seems to come from elsewhere.

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint. We fit backing where needed.

Signs you need floor joint sealing in Sandwick

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open.

The most common problems we see are:

  • Gaps opening between the floor and skirting
  • Threshold joints that have opened or worn
  • Concrete floor joints that have broken down
  • Open joints that fill with dirt

For jobs in and around Sandwick, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • Whether they’re fully insured
  • Who turns up on the day
  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why

Choosing a sealant specialist

Sandwick: your questions answered

Is floor joint sealing in Sandwick guaranteed?

All our work, in Sandwick and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you cover Sandwick for floor joint sealing?

Yes. We work across all of Scotland, and Sandwick is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Do you use a paintable sealant?

It depends on the sealant, so let us know first. Joints that will be painted get a paintable product.

Why has a gap opened under my skirting?

Usually it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible bead keeps up with the movement.

Can you add a movement joint to a tiled floor?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant, giving the floor room to move.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

What happens on the day

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a morning or an afternoon for most homes from start to finish. Somewhere like Sandwick may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Loose, hollow or cracked tiles, which need a tiler
  • Bouncy or failing floorboards
  • Damaged concrete that needs breaking out and repairing

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
