New homes and floors in North Roe
Floors around the Shetland Islands run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For buildings such as Methodist Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Floor joint sealing in North Roe
Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is normally the better choice, which is not made to be painted. Common call-outs are for gaps opening between the floor and skirting and chipped and open joints in warehouse floors, across tiled floors, thresholds and commercial floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
We stand behind the work with a one-year guarantee.

Common questions in North Roe
Can you do floor joint sealing in North Roe?
Yes, North Roe is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Is there a guarantee on floor joint sealing in North Roe?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
When can I walk on the floor?
We give you a cure time for each joint. Feet are generally fine first, then mopping, then heavy wheels.
Why not just use caulk?
Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.
Are you insured?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

What we’re called out for in North Roe
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands and joints fail.
Signs it’s time to call us include:
- Open joints that fill with dirt
- Threshold joints that have opened or worn
- Rigid edge joints in tiled floors
- Failed joint filler in concrete floors
Around North Roe, as everywhere, floor joint sealing is only as good as the preparation behind it.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Sweep along the edges of the floor
- Mark off resealed joints in warehouses
- Have a cracking tiled floor checked before tiles break
- Don’t paint over silicone
Check the joints after the first winter. Small gaps at the ends can be touched up.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier.
Surface by surface
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. We fit backing where needed.
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.
