Window mastic for homes and businesses in North Roe
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We’re often asked to deal with gaps where the sill meets the wall and a bead that doesn’t match the frame, on patio & French doors, composite doors and timber windows & doors.
Mastic can only go onto a dry joint, so outside work in North Roe depends on the weather. Let us know about access to every frame, including any upstairs.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How the job changes by surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Clean frames with a soft cloth and soapy water
- Do not use solvent cleaners on the joint
- Do not aim a pressure washer at the joints
- Ventilate rooms so frames don’t stay wet inside
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
How we quote for window mastic
Every job gets its own quote. This is what makes a difference:
- How many rooms, windows or areas are involved
- The size of the job
- Working hours on commercial sites
- How easy the joints are to reach
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
What to tell us for a quote
To help us quote quickly, let us know:
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- The rough size of the job
- Pictures of the joints, sent by email
If you’re in North Roe and need window mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
What happens on the day
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. Outdoor work around North Roe depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
- Mention if the joints have been sealed before

Advice
What happens if it’s left?
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like North Roe, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Window mastic in North Roe: local notes
North Roe is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For an older house near a landmark such as Methodist Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

North Roe questions
Is window mastic in a coastal place like North Roe any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Is North Roe within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover North Roe, along with the rest of our area.
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you seal inside as well as outside?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Can you reach windows above the ground floor?
Yes, in most cases. We plan safe access before the job.

When to call us in North Roe
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.
These are the problems we are asked about most:
- Rain getting in at the frame or under the sill
- Hard, cracked sealant around windows
- Sealant in the wrong colour for the frame
- Leaking joints at the ends of sills
In and around North Roe, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether you can choose the colour
- How hidden problems are handled
- What product goes in the joint
- The length of the guarantee
