Ollaberry questions
Is window mastic in a coastal place like Ollaberry any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Is Ollaberry within the area you cover?
Yes. Ollaberry is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Are you fully insured?
Yes. We are fully insured.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
Can new sealant go over the old?
No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Window mastic in Ollaberry, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We work on patio & French doors, composite doors and timber windows & doors, and people most often call us about hard, cracked sealant around windows and draughty joints inside around the window.
In and around a place like Ollaberry, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Different surfaces, different methods
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.
Windows and doors in Ollaberry
Ollaberry is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
If you live in an older home near Ollaberry Church and Churchyard with Monument, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we do, step by step
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take most of a day for a typical house, less for a few frames. Outdoor work around Ollaberry depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
- Mention if the joints have been sealed before

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Avoid harsh chemicals near the mastic
- Check the mastic once a year
- Keep timber frames painted
- Keep paint off silicone joints
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
Signs you need window mastic in Ollaberry
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
People generally contact us when they notice one of these:
- Leaking joints at the ends of sills
- Rain getting in at the frame or under the sill
- Cold air getting in at the frame edge
- Gaps between the frame and the inside reveal
In and around Ollaberry, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Why act early in Ollaberry
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. In a place like Ollaberry, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

- Damp problems in the wall away from the window
