Trusted floor joint sealing in Hogaland

Joints and finishes in Hogaland homes

Across the Shetland Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Hogaland, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Hogaland is in the Shetland Islands. Hogaland gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 63 places in the Shetland Islands are on our list, from the larger towns to small villages.

Floor joint sealing in Hogaland

Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant. We work on concrete floor joints, tiled floors and commercial floors, and people most often call us about worn sealant at door thresholds and gaps between floors and kitchen plinths.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You get a 12-month guarantee, the same in Hogaland as everywhere else we work.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on how much there is to do. Somewhere like Hogaland may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

What affects the quote in Hogaland

You will get a clear quote before work begins. It takes into account:

  • The old material and how stubborn it is
  • Access and height
  • Which sealant suits the joint
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • If someone has resealed it before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear price.

Surface by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint.

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.

What we’re called out for in Hogaland

Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits so the gap reappears.

The problems people generally mention when they call are:

  • Cracked grout where a tiled floor needs a movement joint
  • Concrete floor joints that have broken down
  • Gaps between floors and kitchen plinths
  • Dirt and water collecting in open floor joints

Community buildings like Ollaberry Church and Churchyard with Monument are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

10 questions to ask before you book

What happens if it’s left?

Water that gets past a floor joint can damage the floor beneath. Sealing them now keeps the problem at the surface. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Hogaland questions

Is there a guarantee on floor joint sealing in Hogaland?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Hogaland for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Hogaland is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

How much does floor joint sealing cost in Hogaland?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor when you ask for a quote.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Avoid sloshing water against skirting
  • Keep caulk for dry, still joints only
  • Don’t slide heavy items over sealed joints
  • Ask before painting over a sealed joint

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and the edges sound.
