Quotes for floor joint sealing in Aith
There’s no set price list, because no two jobs are the same. What we look at:
- Working hours on commercial sites
- The old material and how stubborn it is
- The size of the job
- How many areas need sealing
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Floor joint sealing for homes and businesses in Aith
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you are dealing with perimeter joints in tiled floors filled with grout and dirt and water collecting in open floor joints, we can put it right, on concrete floor joints, tiled floors and skirting boards alike.
Around smaller Scottish places like Aith, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Landlord and commercial work in Aith
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Check the sealant is paintable before decorating
- Use furniture pads near skirting
- Check skirting joints after the heating season
- Keep heavy wheels off new concrete joints until cured
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
What we can’t put right
It helps to know what we can’t do too:
- Bouncy or failing floorboards
- Tiles that have lifted or broken
- Leaks from a failed tanking system
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Common problems we fix in Aith
Caulk is the usual filler for skirting. It cracks where there’s movement or water, which is why so many skirting joints look broken.
Keep an eye out for any of the following:
- Grout used at the floor edge instead of sealant
- Dirt and water collecting in open floor joints
- Caulk that has cracked where the floor moves
- Grout cracking in a straight line across a floor
If you look after a church, hall or community building such as Aith Church, floor and skirting joints in halls and kitchens wear like any others.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Which colour the sealant will be
- Who turns up on the day
- What preparation is included
Floor joint sealing around Aith
Floors around the Shetland Islands run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
Around Aith, as everywhere, floor joint sealing is only as good as the preparation behind it.

Common questions in Aith
Is there a guarantee on floor joint sealing in Aith?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is Aith in your area for floor joint sealing?
Yes, Aith is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Can you quote for more than one area?
Yes, we can. More than one area can be quoted together.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can you seal where the floor meets the bath panel?
Yes. These joints get wet every time the floor is cleaned, so we seal them with silicone suited to wet areas.
Can I choose the sealant colour?
Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.
Can you reseal concrete floor joints in an industrial unit?
Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.
Why does the gap under my skirting keep coming back?
Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.
How the visit works
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It generally takes a few hours, depending on the length of joint. Outdoor work around Aith depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive

- Let us know about stairs, lifts or work at height

Related advice
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
