Remedial Sealant across Oxfordshire

About remedial sealant in Oxfordshire

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on mouldy bath & shower sealant, shrunken worktop sealant and expansion joints, and the jobs we see most are gaps opening along the back of the worktop and a shower that leaks however often it’s resealed.

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before we start. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

What you will pay

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Bathrooms and kitchens across Oxfordshire

Our remedial sealant work across Oxfordshire covers homes, rentals and businesses, in Oxford, Banbury and Didcot and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in Oxfordshire, surfaces are cleaned back properly before new sealant goes in.

Oxford: Letting a property close to Oxford station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. In the older streets around St Clement's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Landlords, agents and businesses in Oxfordshire

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Have loose fittings fixed before resealing
  • Find out why the sealant failed first
  • Don’t point over movement joints
  • Use a soft cloth, not a scourer, on silicone

Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Mouldy bath & shower sealant

Mould that has grown into silicone doesn’t clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.

Signs you need remedial sealant

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. At that point it has to come out.

Look out for any of the following:

  • Floor or wall movement joints that have failed
  • Worktop sealant that has shrunk and split
  • Beads that never stuck properly
  • Sealant applied over old sealant that has lifted

FAQs for Oxfordshire

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or email us.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Can you remove old sealant without damaging the bath?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

What if the leak isn’t the sealant?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.
