Westcot Remedial Sealant

Remedial sealant across Westcot and nearby, with every bit of old sealant taken out first.

  • A second bead peeling off the first
  • Sealant peeling off a dusty or damp surface
  • Repeat leaks from the same joint

Why act early in Westcot

Another bead over the top will not fix a failed joint. It can’t bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Where a wall is exposed, as many are in small places like Westcot, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Remedial sealant in Westcot

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We are often asked to deal with products that weren’t meant for the joint and kitchen joints letting water behind the worktop, across botched or over-sealed joints, leaking tray & enclosure joints and failed movement joints.

In a village or hamlet like Westcot, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Landlords, agents and businesses in Westcot

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What we do, step by step

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job usually takes a few hours for most joints, depending on how much old sealant has to come out, and we tell you how long to leave it before we go. In a small place like Westcot, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

Advice

How we quote for remedial sealant

Jobs vary more than people expect. What affects the quote:

  • Which sealant suits the joint
  • Whether the work is at height
  • Any mould that needs treating
  • When we can work, for business premises

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Any previous sealing or DIY work

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a soft cloth, not a scourer, on silicone
  • Report a tray that rocks or a worktop that lifts
  • Always have old sealant cut out, not covered
  • Check ceilings under showers for marks

Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.

Westcot: your questions answered

Do you cover Westcot for remedial sealant?

Yes, Westcot is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.

What guarantee comes with remedial sealant in Westcot?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

How long will it take to strip and reseal the joint?

A little longer than a standard reseal. For most joints, it’s a few hours.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

My shower still leaks after a reseal. Can you sort it?

Yes, normally. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Can failed expansion joints be resealed?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

Westcot homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as The Ridgeway Church of England (C) Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Signs you need remedial sealant in Westcot

Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that’s too stiff or too thin.

These are the problems we are asked about most:

  • Smears and lumps from a botched reseal
  • Mould trapped under a layer of silicone
  • Over-sealed joints coming away
  • Repeat leaks from the same joint

In the older streets around Church of the Holy Rood, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions to ask before booking

  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first
  • How long to leave it before use
