About bathroom resealing in OX12
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include leaking joints on a shower screen and lumpy, uneven sealant from a DIY attempt, on kitchen worktops & upstands, baths and basins & vanity units.
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across OX12: local notes
Our bathroom resealing work across OX12 covers homes, rentals and businesses, in Wantage, Grove and Charlton and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across OX12 is planned around the weather.
Wantage: In the older streets around Church of St Peter and St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like St Mary's School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why it fails
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.
Look out for these signs:
- Sealant that has split, shrunk or peeled away
- Leaking joints on a shower screen
- Mouldy sealant that has gone black
- Two layers of silicone, both failing
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Dry worktop joints after washing up
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
- Use gentle cleaners on the silicone
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
When something else is needed
In fairness, there are a few things sealant will not fix:
- A bath or tray that moves because it is not properly supported
- A cracked shower tray or bath (that needs repair or replacement)
- Tiles that have come away from the wall
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- Any mould that needs treating
- The amount of work
- Any working-time requirements on site
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
What to tell us when you ask for a quote:
- The problem you’ve noticed
- How we’d reach the joints
- Any previous sealing or DIY work
- Roughly how big the job is
We quote each job on its own. Just phone 0345 464 0079 or send us an email with the details.
FAQs for OX12
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
