How bathroom resealing works in RG20

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on baths, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are cracked, shrunken or lifting silicone and failed sealant on the screen profile.

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across RG20: local notes

Our bathroom resealing work across RG20 covers homes, rentals and businesses, in Newbury, Speenhamland and Kingsclere and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in RG20 is planned around the forecast.

Kingsclere: If you let a flat or house near Thatcham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Landlords, agents and businesses in RG20

Landlords and letting agents in RG20 can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Different surfaces, different methods

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler
  • A tray or bath that’s cracked through

Why act early?

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If something else is wrong, we will tell you.

What your quote should include

  • How the joint is cleaned and prepared
  • Whether VAT is included
  • What the cure time is
  • How hidden problems are handled

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Dry the bead with a towel now and then
  • Let new sealant cure fully before it gets wet
  • Never pick at the silicone with a blade
  • Keep the fan on for a while after bathing

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Your questions about bathroom resealing in RG20

Do you work for landlords and businesses?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

Do you guarantee your resealing?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Do you come to RG20?

Yes. We work in RG20 and the rest of West Berkshire, as part of our work across South East England, London and Scotland. To book, phone 0345 464 0079 or drop us an email.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
