Bathroom resealing for Woolton Hill homes and businesses

Woolton Hill homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Homes close to Church of St Thomas include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Woolton Hill Junior School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Newbury station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How we handle bathroom resealing in Woolton Hill

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you are dealing with leaking joints on a shower screen and sealant that has split, shrunk or peeled away, we can put it right, on baths, sinks & splashbacks and shower trays & enclosures alike.

Homes around Woolton Hill are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Why act early in Woolton Hill

You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. In a small place like Woolton Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

Why choose Mr Mastic in Woolton Hill

  • A choice of colours where the product allows

  • An ARBOMaster approved applicator
  • You choose the colour before work begins

Landlords, agents and businesses in Woolton Hill

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

How to look after the new joints

So the new joints stay in good condition:

  • Give the silicone its full cure time
  • Use gentle cleaners on the silicone
  • Look for lifting corners and small gaps now and then
  • Open a window or run the fan so the room dries

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What we can’t put right

New sealant cannot fix everything, and we’ll tell you before any work starts. It won’t solve:

  • Water coming from the plumbing rather than the joint
  • A tray or bath that is cracked through
  • Water getting in through the grout rather than the sealant

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks

The process

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included from start to finish. Somewhere as small as Woolton Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

Advice

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • How many areas need sealing
  • Which sealant suits the joint

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

Before you ask for a quote, have a think about:

  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • The problem you’ve noticed

Need a quote? Please phone 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

FAQs for Woolton Hill

Can you help a landlord with a rental near Newbury station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Do you cover smaller places like Woolton Hill?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme.

Is white the only colour available?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
