About our bathroom resealing in Penwood

Across Penwood, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you have cracked, shrunken or lifting silicone and gaps where the bath or tray has moved, we can put it right, on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures alike.

Somewhere as small as Penwood, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Landlords, agents and businesses in Penwood

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Do you need bathroom resealing in Penwood?

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

The most common problems we see are:

  • Failed sealant on the screen profile
  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black

Managing a site like Woolton Hill Junior School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • What the cure time is
  • What the quote includes, VAT included or not
  • What happens if they find a problem under the old sealant
  • How the colour is chosen

Our hiring checklist

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Penwood needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks

Advice

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

Surfaces we seal

  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths

Penwood: your questions answered

Do you work for landlords with property near Newbury station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Do you take on hotel work around Penwood?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Where do you work from?

Mr Mastic is based in Crawley. We cover Penwood and the rest of West Berkshire, along with the rest of our area.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Surface by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Do not leave water standing on kitchen joints
  • Wipe the sealant dry after showering
  • Give the silicone its full cure time
  • Never pick at the silicone with a blade

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • The size of the job
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • Whether it has been sealed before

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

What bathroom resealing looks like in Penwood

Penwood has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Newbury station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Church of St Michael Archangel, older homes can move a little, which is hard on rigid grout and tired sealant.
