Bathroom resealing in Bagnor, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have a bead that has pulled away from the tiles and splits where the tray meets the wall, we can put it right, whatever the surface.

Somewhere as small as Bagnor, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You get a 12-month guarantee, the same in Bagnor as everywhere else we work.

What affects the quote in Bagnor

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • Where the property is
  • Roughly how big the job is

Getting a quote is simple: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

What we do, step by step

We keep the work tidy and contained to the joints we’re treating. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave. In a small place like Bagnor, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Keep children and pets away from the work area
  • Clear the area around the work
  • On commercial sites, let us know about site rules

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Bathroom resealing around Bagnor

Bagnor has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Newbury station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Parish Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Robert Sandilands Primary School and Nursery are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Bagnor is about 1 mile north-west of Newbury, in West Berkshire. Whether you’re in the middle of Bagnor or further out, bathroom resealing is available for homes and businesses alike. Our West Berkshire coverage runs to 155 places, Bagnor among them. You can also see our page for Reading, about 16 miles away.

We also cover Speen (1 mile south), Donnington (1 mile north-east), Speenhamland (1 mile east), Stockcross (1 mile west) and Marsh Benham (2 miles west). Further out, we also cover Thatcham (4 miles east), Burghfield Common (12 miles east), Hungerford (7 miles west), Calcot (13 miles east), Lambourn (10 miles north-west) and Burghfield Hill (13 miles east).

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Check the joints every few months for splits or lifting
  • Run the extractor fan during and after every shower
  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

How the job changes by surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

What we cannot put right

We will always be straight with you, so here’s what new sealant won’t do:

  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

Surfaces we seal

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures

Bagnor: your questions answered

Do you cover smaller places like Bagnor?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Newbury station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Is white the only colour available?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

What do you need from me for a quote?

Let us know what needs doing and where. We will ask anything else we need to know.
