Bathroom resealing in Ardington

How we handle bathroom resealing in Ardington

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include leaking joints on a shower screen and mouldy sealant that has gone black, across sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands.

Being in a small place like Ardington makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Whatever the size of the job, you get the same one-year guarantee.

Why act early in Ardington

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Older cottages and farmhouses around Ardington can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep the fan on for a while after bathing
  • Keep bottles off the sealant line
  • Clean with a mild bathroom cleaner and a soft cloth
  • Squeegee the walls and tray after use

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. For a village or hamlet like Ardington, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

Advice

Ardington homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Managing a site like Wantage Primary Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Church of the Holy Trinity, walls and floors in older homes can move, and sealant and grout show it first.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Ardington: your questions answered

Is Ardington in your area for bathroom resealing?

Yes. We work across London and the South East, and Ardington is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing.

What guarantee comes with bathroom resealing in Ardington?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Can you just seal over the old silicone?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can I choose the colour of the sealant?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
