Bathroom resealing across OX14: what to expect

Across OX14, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include a reseal done over the top of the old bead and a bead that has pulled away from the tiles, across kitchen worktops & upstands, baths and shower trays & enclosures.

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Where we work in OX14

In OX14, bathroom resealing takes in flats, houses, rentals and businesses, in Abingdon-on-Thames, Caldecott and Kennington and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across OX14 is planned around the weather.

Abingdon-on-Thames: Letting a property close to Radley station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as St Nicolas Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

If you manage several properties in or around OX14, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The product the joint needs
  • The size of the job

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

Need a quote? Please call 0345 464 0079 or send us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Look for lifting corners and small gaps now and then
  • Don’t let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

How the job changes by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone.

OX14 questions

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where do you work from?

Mr Mastic is based in Crawley. We cover OX14 and the rest of Oxfordshire, along with the rest of our area.
