How bathroom resealing works in OX1
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Common call-outs are for new sealant laid over old sealant that is now lifting and gaps between the worktop and the wall, across wet rooms, basins & vanity units and sinks & splashbacks.
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Where we work in OX1
Across OX1, from Oxford, St John Street area and St. Ebbes outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials.
St John Street area: For an older house near a landmark such as Pusey House Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Oxford station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why deal with it now?
Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
What your quote should include
- Whether all the old sealant comes out first
- How long to leave it before use
- Whether they’re fully insured
- How the joint is cleaned and prepared
How the job changes by surface
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
What we’re called out for in OX1
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
Look out for these signs:
- New sealant laid over old sealant that is now lifting
- Gaps where the bath or tray has moved
- Smears of silicone across the tiles
- Shrunken sealant along the back of a worktop
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common questions in OX1
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you work for letting agents?
Yes, often. Several properties can be quoted together.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and you’ll get one quote.
