How the job changes by surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Bathroom resealing in Osney
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have black spots spreading through the bead and a reseal done over the top of the old bead, we can help, on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks alike.
Even in a smaller place like Osney, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a smaller place like Osney, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Your questions about bathroom resealing in Osney
Do you take on hotel work around Osney?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is Osney within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you guarantee your resealing?
Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
When to call us in Osney
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
The most common problems we see are:
- Black mould in the silicone that will not clean off
- Water getting behind the bath panel
- Gaps between the worktop and the wall
- A reseal done over the top of the old bead
Schools such as West Oxford Community Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- Whether all the old sealant comes out first
- What preparation is included
- How hidden problems are handled
- How the colour is chosen
How the visit works
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for a single bath or shower. In a smaller place like Osney, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on
- Mention any tricky access

Advice
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Wipe the sealant dry after showering
- Wipe up water along the back of the worktop
- Do not let bottles sit on the bead
- Never pick at the silicone with a blade
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
