Why it’s worth doing now in Walton Manor

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Around Walton Manor, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Arbo and Everbuild products
  • White, clear, grey or another colour, product permitting
  • 20+ years of sealant experience
  • Homes, businesses and hotels

Bathroom resealing in Walton Manor, done properly

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Common call-outs are for shrunken sealant along the back of a worktop and a bead that has pulled away from the tiles, on shower trays & enclosures, basins & vanity units and wet rooms.

Smaller places like Walton Manor still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • Whether there’s mould to deal with
  • The number and length of the joints
  • How easy the joints are to reach

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Asking for a quote

When you contact us, these details help:

  • Roughly how big the job is
  • The problem you’ve noticed
  • The type of property
  • Pictures of the joints, sent by email

For a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Failed grout lines across the wall
  • Tiles that have come away from the wall
  • A bath or tray that moves because it isn’t properly supported

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Keep scourers and sharp tools away from the bead
  • Wait for the cure time we give you
  • Do not let bottles sit on the bead
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

When to call us in Walton Manor

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • New sealant laid over old sealant that is now lifting
  • Black spots spreading through the bead
  • Smears of silicone across the tiles
  • Water escaping at the shower enclosure

If you let a flat or house near Oxford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

10 questions to ask before booking

Common questions in Walton Manor

Do you work in hotels near Walton Manor?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you work for landlords with property near Oxford station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included in most cases. Parking around Walton Manor is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
