About bathroom resealing in OX3

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across OX3. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, shower trays & enclosures and baths, and common reasons people get in touch are black spots spreading through the bead and new sealant laid over old sealant that is now lifting.

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Pricing in OX3

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Where we work in OX3

Our bathroom resealing work across OX3 covers homes, rentals and businesses, from Oxford, Headington Quarry and Headington to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in OX3 is planned around the forecast.

Headington Quarry: For landlords with property near Oxford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Headington Quarry Foundation Stage School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep bottles off the sealant line
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Why act early?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

  • How long to leave it before use

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for property managers and facilities teams. Several sites can be quoted together.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

FAQs for OX3

Are you fully insured?

Yes. We are fully insured.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you come to OX3?

Yes. We cover OX3. To book, ring 0345 464 0079 or email us.

Is the work guaranteed?
