Bathroom resealing in Littlemore

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you’re dealing with mouldy sealant that has gone black and a messy, uneven bead from a previous reseal, we can help, whatever the surface.

Around Littlemore, you’ll mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

Littlemore homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Littlemore has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For site and facilities teams at buildings such as Emmanuel Christian School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of St Mary and St Nicholas, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Radley station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Why act early in Littlemore

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Homes in smaller places like Littlemore can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Don’t let bottles sit on the bead
  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop
  • Use gentle cleaners on the silicone

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

When it isn’t the sealant

It helps to know what we can’t do too:

  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that is regrouting)
  • Cracks in the tray itself rather than the joint

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

What we seal

  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands

Common questions in Littlemore

I let a flat near Radley station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.

Is Littlemore within the area you cover?

Yes, Littlemore is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What affects the cost of bathroom resealing

There’s no set price list. What we look at:

  • Whether the work is at height
  • The type of sealant required
  • When we can work, for business premises
  • Whether there’s mould to deal with

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Where the job is, and your postcode
  • How we’d reach the joints
  • Whether it’s a home or a business
  • A few photos by email, if you can

For bathroom resealing in Littlemore, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. A visit to Littlemore is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions
  • On commercial sites, let us know about site rules
