Bathroom & kitchen resealing in Kennington, Oxfordshire
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Kennington. Fully insured, ARBOMaster approved and guaranteed for a year.

- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
Bathroom resealing in Kennington
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Common call-outs are for splits where the tray meets the wall and mouldy sealant that has gone black, on sinks & splashbacks, basins & vanity units and baths.
In a smaller place like Kennington, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Why it’s worth doing now in Kennington
Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a smaller place like Kennington, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether old sealant or filler has to be cut out
- The amount of work
- The type of sealant required
- Any working-time requirements on site
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
Helping us quote
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- The address or postcode of the job
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.
How the job changes by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
When it is not the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Cracked or missing grout between tiles (that is regrouting)
- A bath or tray that moves because it isn’t properly supported
- A cracked shower tray or bath (that needs repair or replacement)
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

FAQs for Kennington
Do you work for hotels and guest houses in Kennington?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
I let a flat near Radley station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee.
When can I use the bath or shower again?
Usually after around 24 hours. You will get the exact cure time before we leave.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
Where are you based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
How it works
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included. A visit to Kennington is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Preparing for the visit
- On commercial sites, let us know about site rules
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
How to get a quote
Getting a quote is simple: tell us what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Advice
Signs you need bathroom resealing in Kennington
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.
Signs it’s time to call us include:
- Smears of silicone across the tiles
- Failed sealant on the screen profile
- Leaks into the floor or ceiling below
- Gaps where the bath or tray has moved
If you look after a building such as St Swithun's CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What bathroom resealing looks like in Kennington
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Kennington. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Letting a property close to Radley station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near St Swithun's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
