How bathroom resealing works in OX10
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and people most often call us about a bead that has pulled away from the tiles and gaps where the bath or tray has moved.
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a couple of hours for a single bath or shower.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathrooms and kitchens across OX10
Our bathroom resealing work across OX10 covers homes, rentals and businesses, in Benson, Wallingford and Cholsey and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Benson: If you look after a building such as Benson Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Helen, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
When something else is needed
A few problems are outside what sealant work can do:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
What we’re called out for in OX10
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
The problems people usually mention when they call include:
- Water escaping at the shower enclosure
- Splits where the tray meets the wall
- Two layers of silicone, both failing
- Black mould in the silicone that won’t clean off
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Aftercare tips
After the cure time, these simple habits help:
- Keep bottles off the sealant line
- Wipe up water along the back of the worktop
- Never pick at the silicone with a blade
- Wipe the sealant dry after showering
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Why act early?
A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

FAQs for OX10
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
Do you remove the old sealant?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Can you do several jobs on one visit?
Yes. More than one area can go on one quote.
How much does bathroom resealing cost in OX10?
Size, access and the old material all affect the cost. Ask us for a quote.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
