Bathroom resealing near Berinsfield

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Bathroom resealing in Berinsfield

Across Berinsfield, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with leaks into the floor or ceiling below and lumpy, uneven sealant from a DIY attempt, on shower trays & enclosures, wet rooms and basins & vanity units.

Being in a small place like Berinsfield makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

What bathroom resealing looks like in Berinsfield

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Berinsfield has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Letting a property close to Culham station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Abbey Woods Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Berinsfield is about 5 miles east of Abingdon-on-Thames, in Oxfordshire. What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Avoid abrasive pads on the sealant
  • Use gentle cleaners on the silicone
  • Check the joints every few months for splits or lifting
  • Squeegee the walls and tray after use

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What affects the cost of bathroom resealing

You will get a clear quote before any work starts. It takes into account:

  • The amount of work
  • Whether the work is at height
  • The old material and how stubborn it is
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

Need a quote? Please ring 0345 464 0079 or send us an email with a few details. We will explain what we’d do and give you a clear price before work begins.

How the visit works

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Berinsfield, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Signs you need bathroom resealing in Berinsfield

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting behind the kitchen upstand
  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead

For an older house near a landmark such as Saint Mary and Saint Berin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • What insurance they hold
  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why
  • When the joint can take water or movement

Questions from Berinsfield

Do you cover smaller places like Berinsfield?

Yes. Berinsfield is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Culham station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Berinsfield and the rest of Oxfordshire, along with the rest of our area.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
