Oxford questions

Do you cover Oxford for remedial sealant?

Yes, Oxford is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Do you work for hotels and guest houses in Oxford?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can you remove sealant that is been put over old sealant?

Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.

What if resealing won’t fix my leak?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

How do I get a quote for remedial sealant in Oxford?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Is remedial work guaranteed?

Yes, for 12 months. Where we’ve flagged another fault, it needs fixing for the joint to last.

About our remedial sealant in Oxford

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. Only then can new sealant bond. If you’re dealing with beads that never stuck properly and smears and lumps from a botched reseal, we can help, whatever the surface.

Oxford is big enough to have housing from every era, from period houses to modern flats and estates. Bathrooms and kitchens in all of them need their sealant and grout renewing sooner or later.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Remedial sealant around Oxford

There are hotels and other places to stay in and around Oxford. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you look after a building such as East Oxford Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Oxford station? Then a joint that keeps failing is best fixed properly while the property is empty. In the older streets around St Clement's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Botched or over-sealed joints

The process

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. Commercial jobs in Oxford can be planned out of hours where a building cannot close, while home visits are arranged within our normal working hours, Monday to Saturday.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Why deal with it now?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. For landlords in Oxford, failed sealant soon turns into tenant complaints about mould, damp or draughts. Sorting it between tenancies is easier than dealing with it mid-let.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Why us?

  • Anti-fungal silicone where joints get wet
  • Fully insured
  • Approved under the ARBOMaster scheme
  • 20+ years of sealant experience

What affects the quote in Oxford

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • The size of the job
  • Working hours on commercial sites
  • Access and height

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or email us and we will talk you through it.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Photos by email, if that’s easy

Landlords, agents and businesses in Oxford

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.

Different surfaces, different methods

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before any new sealant goes on.

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.
